The Seller will provide the Buyer with one Deed.  Any and all other costs associated with the purchase of the property, including a title search, title insurance, termite inspection, closing fee, survey or any special provisions required by the lender should the Buyer obtain a loan, and recording fees, will be the responsibility and expense of the Buyer. Buyer will be required to provide a closing agent.  The taxes will be prorated at closing; Washington County Taxes are estimated at $354.88 and Johnson City Taxes are estimated at $301.00.

 

Buyer acknowledges that this agreement is being made and entered into in Washington County, Tennessee and that the laws of the State of Tennessee govern this agreement.  Any dispute, claim and/or cause of action arising in relation to this agreement and/or buyer’s participation in this auction sale may only be asserted in a state court of competent subject matter jurisdiction located in Washington County, Tennessee.

 

Auctioneer expressly reserves the right to reject any bid(s) not considered to be in the best interest of the sale and/or the Sellers.

In regards to the sale of the real property, the terms of the written Auction Sales Agreement shall control.  The buyer will be given possession of the property at closing.
